DESIGN AND CONSTRUCTION
OVERSIGHT
Landmark has prepared design, bidding and contract documents for construction projects ranging in cost from
$20,000 to $5,000,000. We’ve taken the project from design and bidding and contracting to overseeing the project through
construction and providing operation, maintenance and monitoring as necessary. We’ve also completed the necessary reports
documenting the implementation of the remedy and received approval from the appropriate government agency.
We’ve
designed a variety of environmental remediation and corrective action projects, the following are a few examples:
*
Contaminated soil excavation * Capping * Lead stabilization * Bioremediation * Soil vapor extraction systems
for former dry cleaner or gasoline sites * Free product recovery systems * Groundwater pumpout systems * Vapor
barrier and vapor extraction and passive/active venting systems over former dumps or contaminated groundwater from gas stations *
Demolition of former industrial facilities including asbestos abatement; building waste removal; removal, cleaning and disposal
of tank contents, piping and equipment; and removal of transformers and other PCB equipment and contaminated soil.
Our
design services include the following items depending on what’s necessary for the project:
* Preparation of drawings
and technical specifications * Preparation of the waste profile and coordination with the landfill for contaminated soil
disposal * Preparation of a Site Safety Plan * Submittals and notifications to regulatory agencies * Preparation
of bidding and contracting documents * Coordination of a formal public bidding process (advertisement, pre-bid site walk,
answering contractors questions, issuing addenda, compiling and evaluating bids, assisting with contract award and preparation
of contract documents) * Or coordination of a less formal bidding to three contractors * Preparation of a unit price
schedule and preparation of an engineer’s cost estimate prior to bid

Our construction management or oversight services include the
following:
* Managing the construction contract (oversight of contractor to assure implementation of design, coordinating
the preconstruction meeting and weekly construction meetings, reviewing submittals, preparing change orders during construction,
and review of applications for payment) * Tracking the construction and engineering costs related to the environmental
work and managing the project budget. * Providing an experienced field scientist or engineer on site to oversee the construction
activities and collect necessary samples depending on the response actions. Field staff document that the cleanup has been
completed according to the response action plan. * Coordinating with fixed based and/or mobile laboratories * Managing
contingency issues as they arise (underground storage tank, well, asbestos, drums, etc.) * Coordinating with laboratory,
reviewing analytical data and determining if response action goals have been met or whether addition excavation or response
actions are necessary * Tracking contaminated soil volumes and other quantities of waste

RESPONSE ACTION IMPLEMENTATION REPORT
Once the construction
work is complete, Landmark will prepare a clear, concise report documenting the cleanup activities with tables, figures, and
appendices showing the completed work. Our reports allow for easy review of the cleanup by the regulatory agency so that
the client can get their approval letters or assurances in a timely manner. Landmark can also assist with negotiation and
preparation of documents to file the necessary institutional controls.

OPERATION, MAINTENANCE & MONITORING
Some projects require
a treatment system to operate on site for several weeks to several years. Landmark can prepare an operation, maintenance
and monitoring (O, M, & M) plan and implement the O,M,&M Plan for the treatment system. Some remediation projects also require
additional monitoring of groundwater, soil vapor and/or ambient indoor air quality after implementing a remediation to make
sure the remediation was effective. Landmark can also help you to shut down a system and get project closure.

Vapor
vents on two large 11-foot diameter stormwater pipes located over contaminated groundwater required air monitoring for one
year after project completion.
